SVN's Bespoke Villa programme removes that compromise. You own the plot — fully NA-approved, legally clear, registered in your name. Then SVN's experienced build team works to your brief: your layout, your finishes, your kitchen, your bedroom count. We manage the architects, approvals, contractors, and quality control.

From Brief to Keys —
Five Clear Stages

We've refined the process over dozens of builds. This is how your villa goes from idea to reality.

Your Brief

We sit down with you — in person or virtually — to understand your life, your family, how you use a home, and what matters most. Number of bedrooms, how you entertain, whether you want a home office, a pool, a large garden. Everything is on the table.

Design

Our empanelled architects translate your brief into floor plans and 3D renders. You review, refine, and approve. No design goes to construction until you are completely happy with it. Typical design phase: 4–8 weeks.

Approvals

SVN's documentation team handles the building plan submission, NOC coordination, and liaison with local authorities. NA-approved status means the hardest hurdle is already cleared. Approvals typically complete within 6–10 weeks.

Construction

Our vetted construction team executes to the approved plans with regular progress updates and site photo reports. You are never left guessing. Build timelines depend on villa size — typically 12–18 months for a fully finished 3–4 BHK villa.

Handover

Final quality inspection, snag resolution, and key handover. Your villa is fully furnished to the level you specified — right down to the cutlery in the kitchen if you want. Walk in, unpack, and enjoy.
